How buyers use ChatGPT to research property in the UAE
The questions property buyers ask ChatGPT and other AI assistants, what the answers rely on, and what UAE developers should publish so they are accurate.
- Buyers use ChatGPT and similar assistants to shortlist areas and developers, decode payment plans, check reliability and prepare questions for brokers.
- In a 2026 US survey, 45% of prospective buyers used AI tools and 33% used ChatGPT; UAE portals now run AI search and ChatGPT apps too.
- Developers should publish clear, consistent answers to those questions on their own pages and make sure portals and press repeat the same facts.
Buyers use ChatGPT and other AI assistants to shortlist areas and developers, understand payment plans and fees, check a developer's reliability, compare projects, and prepare questions for brokers. The assistant answers from the sources it can find, such as portals, news and developer pages, so developers who publish clear, consistent facts are more likely to be described accurately.
This article sets out the main question types, what answers draw on, and what developers in the UAE should publish in response.
01How many buyers use AI to research property?
UAE-specific survey data is still thin, so the clearest numbers come from the US. Veterans United's survey of prospective buyers found that 45% used AI tools in Q2 2026, up from 37% a year earlier, and 33% used ChatGPT specifically.[1]
In the same survey, the most common uses were searching for homes (52% of AI users), estimating monthly payments (43%), checking property values (39%) and learning about housing trends (35%).[1]
The UAE market is moving in the same direction. Bayut reports 345,000 unique interactions and 690,000 messages with BayutGPT, and has launched conversational AI Search and a Bayut app inside ChatGPT.[2] Google's AI Mode has been available in Modern Standard Arabic since October 2025, and Google says early adopters wrote queries two to three times longer than typical searches.[3]
02What questions do property buyers ask AI assistants?
Longer queries mean more specific questions. Bayut's own examples of AI Search queries include "a two-bedroom apartment in Dubai Marina with a sea view under AED2m".[7] Beyond search for listings, buyer questions tend to cluster into five types. Each needs a different kind of source to answer well.
Buyers also combine types in one conversation. A typical thread might start with areas under a budget, move to developers active in those areas, and end with a comparison of two named projects and a list of questions for the broker. Each follow-up narrows the field, and a developer missing from the first answer rarely reappears later in the thread.
The second and fourth types name your company and your projects directly. These are the answers most likely to affect a booking, and the ones you can influence most through the sources you publish and maintain.
03How do questions change through the buying journey?
Buyers do not ask one question and stop. Early on, questions are broad: which areas suit a budget, whether off-plan or ready makes more sense, how the buying process works for non-residents. At this stage, developers rarely appear by name unless they are strongly associated with an area or a product type.
In the middle of the journey, questions narrow to shortlists: which developers have a good delivery record, how two named projects compare, what a payment plan means in monthly terms. This is where your company is named, compared and judged, and where outdated or one-sided sources do the most damage.
Close to a decision, buyers use assistants to check details and prepare for conversations: what to ask a broker, what to look for in the sales and purchase agreement, how to verify a project with DLD. Answers here can strengthen or undermine the confidence your sales team has built.
Repeat buyers and investors ask different questions again, often about resale prices, rental demand and service charges in completed projects. Their answers depend heavily on what happened at your earlier handovers and how it was reported.
04What do AI answers about property rely on?
Assistants that search the web cite pages they can retrieve and trust. Large studies show that citation patterns differ by platform: in Profound's analysis of 680 million citations, Wikipedia was ChatGPT's most cited source, while Reddit led for Google AI Overviews and Perplexity.[4] Portals, news and specialist sites fill most of the remaining space for property questions.
If those sources disagree, the answer may pick the wrong one. A launch-day article with an indicative price, an old portal listing or a broker PDF with last year's payment plan can all be cited ahead of your current page. Our article on sources AI trusts covers this in more depth.
05What should developers publish in response?
The practical answer is to publish content that answers buyer questions directly, in English and Arabic, on pages that are easy to crawl and cite. Google's guidance says there are no special requirements to appear in AI Overviews or AI Mode beyond being indexed and eligible for a snippet, and recommends important content as readable text and structured data that matches visible content.[5]
DLD's Dubai REST app shows project status, completion percentage, projected completion date and escrow details,[6] so pointing buyers to it is a credibility signal, and keeping your own dates consistent with it avoids contradictions. Our guide to off-plan project landing pages shows how to structure these pages.
06How should developers test what AI tells buyers?
Testing is simple to start and hard to sustain. Write 15–25 questions that real buyers ask, in English and Arabic, and run them across ChatGPT, Gemini, Perplexity, Google AI Overviews and portal assistants. Repeat each question several times, because answers vary between runs.
- 1Build the question setWeek 1Use sales-call notes, broker feedback and portal search terms to write the questions buyers actually ask.
- 2Run and logWeek 1–2Record each answer, whether you appear, what it says about you, and which sources are cited.
- 3Trace errorsWeek 2For each wrong fact, find the source page the assistant relied on.
- 4Fix at the sourceWeeks 2–4Update your pages, ask portals and publishers to correct theirs, and refresh broker material.
- 5Re-testMonthlyRun the same set again on a fixed schedule and track change over time.
A buyer asks an assistant to compare two towers from Developer A and Developer B. The answer gives Developer A's tower a completion year that was revised a year ago, citing a portal listing. Developer A's own page is correct, but it is not the page being cited.
07What mistakes do developers make with AI research?
The most common mistake is assuming that a strong Google ranking means a correct AI answer. Assistants often cite third-party pages ahead of your own, so a page that ranks first can still lose the answer to a portal listing or a news article. We explain the gap in Google rank vs AI answers.
The second is publishing key facts only inside images, brochures or PDFs. Floor plans and payment-plan tables locked in images are hard for assistants to read, so they fall back to someone else's text version.
The third is fixing only the website. When a handover estimate or payment plan changes, the update needs to reach portals, broker material and press archives too, or the old version keeps being cited for months.
08Where does this fit in your marketing?
AI answers sit alongside your ads, portals and brokers rather than replacing them. They shape the shortlist before a buyer fills in your form, so errors here raise cost per lead and lengthen sales cycles in ways that are hard to see in campaign dashboards. The method for measuring it is in our AI share of voice guide.
OwnlyReal does this work for enterprises: it measures share of answer across AI assistants, search and property portals, fixes wrong facts at the source and builds authority off-site, operating through your CMS and approvals. The why section explains the approach.
Questions people also ask
Do property buyers really use ChatGPT?
In a 2026 US survey, 33% of prospective buyers used ChatGPT and 45% used some AI tool. UAE portals such as Bayut now offer AI search and a ChatGPT app, which suggests similar behavior locally.
What do buyers ask AI about developers?
Mostly reliability: delivery record, handover delays, build quality and how the developer handles buyers, plus comparisons between named projects.
Can a developer pay to appear in ChatGPT answers?
Organic answers are not sold as ad placements. Developers influence them by publishing clear facts and making sure the sources assistants cite are accurate.
Why does ChatGPT show an old payment plan for my project?
It is usually citing an outdated page, such as an old listing, article or broker PDF. Find that source, correct it, and re-test.
Should developers publish in Arabic for AI search?
Yes. Google's AI Mode supports Modern Standard Arabic, and Arabic answers may cite different sources than English ones, so facts should match in both.
