How AI chooses the 'best real estate developers in the UAE'
How ChatGPT, Gemini and Google AI Overviews assemble 'best developer in the UAE' answers, which sources they draw on, and what developers can influence.
- AI assistants build 'best developer' answers from sources they can retrieve: published rankings, news, portals, forums and public DLD data, not from a single official list.
- Each platform leans on different source types, so the same question can produce different shortlists in ChatGPT, Gemini and Perplexity.
- Developers influence these answers by keeping verifiable facts consistent across the sources that get cited, not by asking to be ranked.
When a buyer asks an AI assistant for the best real estate developers in the UAE, the assistant does not consult an official ranking. It retrieves and summarizes sources it can find and trusts: published rankings and lists, news coverage, property portals, forums and reviews, and public data such as DLD project status. The shortlist reflects which developers those sources mention most clearly and consistently.
This article explains that process for marketing and sales leaders. It does not rank developers; it shows which inputs shape the answer and what a developer can do about them.
01Is there an official ranking of UAE developers that AI uses?
No single official ranking feeds AI answers. DLD and RERA regulate developers and publish project-level information, and DLD's Dubai REST app shows a project's status, completion percentage, projected completion date and escrow details.[1] That data supports verification, but it is not a league table.
What assistants find instead are third-party lists. For example, Forbes Middle East's Most Impactful Real Estate Leaders list, now in its third edition, says it considers years of experience, the value of completed and ongoing projects, company financials, landbank size and units held, and included 47 UAE entries in 2026.[2] Lists like this rank people or companies on their own criteria, which may differ from what a buyer means by "best".
"Best developer" answers are summaries of what other sources say. The criteria come from those sources, not from the buyer, and not from a regulator.
02What sources feed a "best developer" answer?
For a broad question like "which developer should I choose in the UAE?", assistants typically combine five source types. The weight of each varies by platform and by language.
Volume and consistency matter more than any single source. A developer described the same way across news, portals and lists is easier for an assistant to summarize confidently than one with sparse or conflicting coverage.
03Why do ChatGPT, Gemini and Perplexity give different shortlists?
Each platform retrieves and weights sources differently. Profound's analysis of 680 million citations from August 2024 to June 2025 found Wikipedia was ChatGPT's most cited source at 7.8% of citations, while Reddit led for Google AI Overviews at 2.2% and Perplexity at 6.6%.[3]
These figures cover all topics, not property, but they show why one question can yield different developer shortlists depending on the assistant. A developer with strong news coverage but little forum presence may appear in one answer and not another.
Language adds a second layer. Google rolled out AI Mode in Modern Standard Arabic in October 2025,[4] and Arabic answers may draw on Arabic-language media and portals that English answers ignore. Our article on Arabic AI search in the GCC covers this.
04How does the assistant decide what "best" means?
Most buyers do not define "best", so the assistant borrows criteria from the sources it reads. In UAE property, those criteria usually include delivery record, scale, financial strength, design and quality, location of projects, and buyer experience.
Follow-up questions narrow the criteria: "best for off-plan with a 1% monthly plan", "best for on-time handover", "best in Dubai South". Each refinement favors developers whose specific facts are published clearly and repeated across sources, which is why project-level accuracy matters even for a brand-level question.
05What makes a developer easier for AI to describe?
Assistants describe a company more confidently when its basic facts are easy to find and agree with each other. Entity clarity comes first: a consistent company name in English and Arabic, a clear description of what the company builds and where, and an obvious link between the company and each of its projects.
Second is evidence of delivery. A page listing completed projects with completion years, linked to coverage or public records, gives an assistant something concrete to cite when a buyer asks about reliability. Without it, the assistant relies on whatever third parties wrote, which may be a launch announcement from years ago.
Third is recency. Market conditions, active launches and payment plans change quickly in the UAE. Sources with visible dates and recent updates are more useful for current questions, and stale pages tend to be the origin of outdated answers.
Fourth is third-party corroboration. Your own site states your case; news, portals, rankings and buyer discussions confirm or contradict it. A developer with accurate facts on its own site but thin or outdated coverage elsewhere often finds that assistants describe it vaguely or not at all. Our guide to sources AI trusts explains how to strengthen that layer legitimately.
None of these signals is a shortcut. They are the same things a careful buyer or broker would look for, made easy to find.
06Where do errors in developer answers come from?
Errors usually come from outdated or conflicting sources rather than from the model inventing facts outright. Common patterns include an old handover estimate repeated from a launch article, a project attributed to the wrong developer, or a forum thread about one project generalized to the whole company.
An assistant lists Developer A, Developer B and Developer C for "on-time handover". It says Developer B "has faced delays", citing a forum thread about a single project that was later delivered. No source in the answer mentions the completion, so the caveat stays.
The remedy is to make the correct, current fact easy to find and cite, then re-test until the answer changes. Our correction workflow sets out the steps.
Treat negative but accurate information differently from errors. If a project was delayed, the honest response is a clear, dated account of what happened and when it was delivered, not an attempt to bury it. Assistants tend to repeat caveats until a source explains the outcome, so a factual update on your site and in the press often does more than any rebuttal.
07What can a developer influence, and what not?
You cannot ask an assistant to rank you, and you should not try to game lists. You can influence the accuracy and completeness of the sources assistants already use.
| Can influence | Cannot directly influence | |
|---|---|---|
| Own content | Clear project and delivery-record pages, with dates, in English and Arabic | How a model weighs your site against others |
| Portals | Accurate, complete, current developer and project listings | Portal rankings or editorial choices |
| News and lists | Timely press updates when facts change; correction requests for factual errors | Editorial judgments or a list's methodology |
| Forums and reviews | Visible, factual responses and buyer-service fixes | What buyers choose to say |
| Public data | Consistency between your claims and DLD project data | The data itself |
Consistency with public data is the strongest lever. If your completion estimates match what buyers can verify through DLD, an assistant has less reason to repeat a conflicting third-party claim.
08How should you track your place in these answers?
Start with the questions your sales team hears: "who delivers on time?", "who is best for off-plan in a given area?", "is this developer reliable?". Add the comparisons buyers make between you and named competitors.
Track a fixed set of developer-choice questions monthly, across platforms and in English and Arabic, and log whether you appear, how you are described and which sources are cited. That gives you a share of answer you can compare with competitors over time; the method is in our AI share of voice guide.
That question is the one OwnlyReal's homepage uses as its demo: measuring share of answer, fixing wrong facts at the source and building off-site authority through a developer's existing approval chain. See how it works.
Questions people also ask
How does ChatGPT decide the best real estate developers in the UAE?
It summarizes sources it can retrieve, such as rankings, news, portals, forums and public data, and borrows its criteria from them. There is no single official ranking behind the answer.
Does DLD publish a ranking of developers?
DLD publishes project-level information, for example through the Dubai REST app, which shows status, completion percentage and escrow details. It is a verification tool rather than a ranking.
Why does my company appear in Gemini but not in ChatGPT?
Platforms retrieve and weight sources differently. Check which sources each one cites for the question and whether your facts appear in them.
Can a developer pay to be listed as the best in AI answers?
Organic AI answers are not sold as placements. Developers can only improve the accuracy and visibility of their facts in the sources assistants use.
What if an AI answer says my project is delayed when it is not?
Find the source being cited, publish or request a correction, make sure your own pages state the current status clearly, and re-test until the answer changes.
