Golden Visa property marketing: accurate, compliant messaging

How UAE developers can market Golden Visa eligibility accurately in 2026: current AED 2 million rules, off-plan conditions, and messaging do's and don'ts.

THRESHOLDAED 2 million property value
DURATION10-year residence
AS OFOct 2026 · confirm with ICP / GDRFA / DLD
In short
  • As of October 2026, official UAE sources set the real estate Golden Visa at property worth at least AED 2 million; confirm with authorities.
  • Off-plan property can qualify when bought from approved developers; marketing should point to official criteria, not promise outcomes.
  • AI answers often repeat outdated thresholds and conditions, so developers should publish dated, sourced eligibility pages.

Golden Visa property marketing works when it is accurate, sourced and modest. As of October 2026, official UAE sources describe a 10-year Golden Visa for real estate investors owning property worth at least AED 2 million, including off-plan units bought from approved developers. Developers should say that a project "may qualify, subject to official criteria", link to the authorities and never promise a visa.

The visa decision belongs to the authorities, not to the developer. Messaging that forgets this creates sales risk, compliance risk and, increasingly, wrong AI answers that buyers trust.

01What are the current Golden Visa property requirements?

Rules have changed several times since the programme began, and secondary sources lag behind. As of October 2026, the main official statements are:

Official source saysSource
Minimum valueOne or more properties with a total value of at least AED 2 millionMinistry of Economy and Tourism [1]; DLD service page [2]
Off-planOff-plan units totalling at least AED 2 million, bought from local companies approved by the competent local authorityMinistry of Economy and Tourism [1]
MortgageProperty may be mortgaged; a bank no-objection letter showing paid amount and balance is requiredDLD service page [2]

Two recent changes matter for messaging. Reports in 2025 said the Dubai Land Department had dropped the earlier minimum down-payment condition, so property value rather than the amount paid became the test, with off-plan approval depending on the developer and project.[3] And in April 2026, GDRFA Dubai and DLD signed an agreement to unify property residency applications through GDRFA, with the AED 2 million Golden Visa threshold unchanged, according to Metropolitan's summary of the Dubai Media Office announcement.[4]

Confirm before you publish

This article summarises official pages as of October 2026. It is not legal or immigration advice. Before any campaign, confirm the current criteria, the developer approval status of your project and application procedures with ICP, GDRFA Dubai and the Dubai Land Department (or the relevant emirate's authorities).

The federal portal, u.ae, still summarises the investor category in a single line about a minimum of AED 2 million and was last updated in July 2026.[7] Detailed criteria live on the ministry, ICP, GDRFA and DLD pages, which is one reason secondary summaries diverge.

02Why does Golden Visa messaging matter so much for developers?

Residency is one of the strongest motivations for international buyers, and it shapes price points. Developers often design unit mixes and payment plans with the AED 2 million line in mind, and brokers lead with it in conversations with overseas buyers. That makes the claim commercially valuable, and commercially valuable claims are the ones most likely to be stretched as they pass from developer to broker to social post to AI answer.

The buyer's stakes are high too. Someone who buys a unit expecting a residence permit, then finds their share or structure does not qualify, has a grievance that tends to end up in forums, reviews and complaints. Those become part of your public record and, eventually, part of what AI answers say about you. See real estate developer reputation management for how that cycle works.

03Why do Golden Visa claims go wrong in property marketing?

Three patterns account for most problems:

  • Out-of-date thresholds. Older rules involving different values or down-payment conditions still circulate on broker sites and blogs.
  • Promises instead of eligibility. "Buy and get a Golden Visa" turns an authority's decision into a sales guarantee.
  • Project-level ambiguity. A buyer's eligibility depends on the total value they own and how it is owned, not on a project label. A unit priced at AED 1.9 million does not qualify by itself, and joint ownership changes the calculation.

Property Finder's help guide, for example, notes that joint owners each need a share worth at least AED 2 million.[5] That is a detail buyers rarely see in ads, and one that causes disappointment after the booking when it is missed.

04What are the do's and don'ts of Golden Visa messaging?

01Do: say 'may qualify'"Units priced from AED 2 million may qualify for the UAE Golden Visa, subject to official criteria."
02Do: link to official sourcesPoint to the u.ae, ICP, GDRFA or DLD pages, and date your summary.
03Do: explain ownership rulesTotal value, mortgage conditions and joint ownership, in plain language, in each buyer language.
04Don't: promise a visaAvoid "guaranteed Golden Visa", "visa included" or "free Golden Visa with every unit".
05Don't: imply government endorsementNo government logos or wording that suggests the authority approved your campaign.
06Don't: leave old rules onlineUpdate or remove pages, ads and broker kits when criteria change.

Dubai's advertising rules add another layer. Ads need a Trakheesi permit with the permit number displayed, and DLD has fined companies for misleading or unpermitted ads.[6] A Golden Visa claim is part of the ad, so it falls under the same scrutiny. See Dubai property advertising permits for the permit side.

05How should a developer publish Golden Visa information?

One page, owned by the developer, that buyers, brokers and AI engines can all read. It should be specific, dated and sourced.

  1. 1
Write an eligibility explainerReviewed by legal
Current criteria in plain language: value, off-plan, mortgage, joint ownership, insurance, with links to official pages.
  2. 2
    State your project's positionPer project
Which unit types are priced at or above the threshold, and whether the developer is approved, with how buyers can confirm.
  3. 3
Date it and set a review cycleQuarterly
"Last reviewed: <month year>" visibly on the page, and a calendar reminder to review.
  4. 4
    Translate properlyAt launch
Every buyer language, with the same caveats; do not let a translation drop the conditions.
  5. 5
Give brokers the same textIn the broker kit
Approved wording for ads and messages, and the claims they must not make.
Illustrative example

The visa line that outlived the rule. Developer A's Russian-language landing page, built when an older payment condition applied, still describes that condition. An AI answer in Russian cites it when a buyer asks whether an off-plan unit qualifies. Developer A updates every language version from one reviewed source and re-checks the AI answer until it reflects current criteria.

06How should sales teams talk about the Golden Visa?

Sales conversations carry the most risk, because they are unscripted and happen in many languages. Give sales and broker teams a short script: what the threshold is, what "approved developer" means for your projects, how joint ownership and mortgages affect eligibility, and where the buyer should confirm their own case. Train them to refer specific questions to the authorities or to the buyer's own adviser rather than answering from memory. Record the date of the last script review so stale guidance does not linger.

07What do AI answers say about Golden Visa and property?

This is one of the questions buyers most often take to AI engines, and one where answers are frequently outdated. Engines draw on blogs, broker pages and news articles written under earlier rules. A buyer asking "Can I get a Golden Visa with an off-plan apartment in Dubai?" may get a mix of current and historical conditions.

For developers, the risk is twofold. A wrong threshold sends unqualified buyers to your sales team or turns qualified ones away. A wrong statement about your specific project, such as "Developer A's projects qualify automatically", sets up a promise you never made.

The fix is the standard correction loop described in how to fix wrong AI information: run the questions in each buyer language, trace wrong statements to their sources, publish a current, sourced explainer, ask brokers and portals to update their copy, and re-test. Our guide on how buyers use ChatGPT for property research lists the residency questions buyers ask most.

OwnlyReal runs this kind of measure-and-correct work as an AI marketing department for enterprises, working through your legal and marketing approvals, which matters for a regulated topic like residency.

Keep the evidence of each check. A simple log of the date, the question, the engine, the language, the answer and the cited source gives legal and compliance teams a record that you monitored and corrected what was said about your projects, which is useful if a buyer later disputes what they were told.

08What should go in a Golden Visa messaging checklist?

Golden Visa messaging checklist
Every claim says 'may qualify' or 'subject to official criteria', never 'guaranteed'.
The AED 2 million threshold is stated with the date it was checked and an official link.
Off-plan conditions (approved developer, value) are explained, not implied.
Joint ownership and mortgage conditions are explained in plain language.
All language versions carry the same conditions and caveats.
Broker kits contain approved wording and a list of prohibited claims.
Ads carry the Trakheesi permit number where required.
AI answers about Golden Visa eligibility for your projects are checked monthly.

09What about other residency routes?

The Golden Visa is not the only property-linked residency route, and blending them in messaging is a common source of error. The April 2026 GDRFA and DLD agreement covered three pathways, including a retirement visa linked to property of at least AED 1 million for applicants aged 55 and over, and a two-year property residency, according to Metropolitan's summary.[4] Name each route separately, with its own threshold, conditions and official link, rather than writing "visa eligible" on a unit that only meets the criteria for one of them.

Golden Visa messaging is often one of the strongest hooks for international buyers, which is exactly why it needs discipline. For the wider international playbook, see marketing off-plan property to international buyers; for how the operating model works, see how OwnlyReal works.
